Including The Royal Oak Hotel, 52 serviced apartments, a landscaped roof terrace and two basement parking levels, this design proposal was commended by the Parramatta Council's Design Excellence Advisory Panel. The urban design solution breaks down the scale of the facade, with its main entry on Church Street, to relate to the original lot sizes of the area whilst primarily orienting the building to the north. 

Balconies with brick balustrades shelter the residential facade presenting a durable material, consistent with the heritage conservation area, to the expression of the building. The footpath awning is set low on the facade to allow natural light into, and sky glimpses from, the semi public dining area which activates the corner.
